About the role

  • Monitor and implement fiscal responsibility for each asset under supervision, maximizing cash-based operating performance.
  • Develop strategic, long term asset plans and execute them.
  • Attract, develop, support and retain property management team; provide tools, training, and opportunity for growth.
  • Routinely monitor and inspect physical plant, property administration and compliance of each asset; maintain market knowledge.
  • Establish and facilitate proactive working relationships with employees, departments, agencies, lenders, investors, competitors.
  • Supervise, support and mentor Regional Managers and Community Managers; solicit, interview, recommend candidates.
  • Review MER and financial reports; prepare projections/action plans; review occupancy, rent collections, rent levels, capital projects, compliance and inspections.
  • Understand monthly variance reports; perform budget reforecasting; complete Watchlist comments and attend meetings.
  • Engage with Facilities Managers; establish relationships with Agencies; visit all sites monthly or more frequently if required.
  • Coordinate assignment and sharing of staff; review staff performance evaluations quarterly; review annual business plans; approve budgets for new properties; train staff on rent-up and tax credit schedules.
  • Handle unresolved resident concerns; supply documentation to Development; attend interdepartmental meetings; manage management fees and implementation.

Requirements

  • 5+ years’ experience required prior site management or apartment management experience, preferably in affordable housing with Low-income Tax Credit, Section 8-HUD, RD compliance experience.
  • 2+ yrs. required supervisory experience including training and performance management , hiring, staffing.
  • Strong knowledge of accounting/business with experience in and good understanding of operating statements, NOI, budget preparation, payables, receivables.
  • High competency in Microsoft Office products (Word, Outlook, Excel).
  • Yardi Voyager or other PM software programs experience strongly preferred.
  • Affordable housing or housing industry certifications strongly preferred or willing to obtain.
  • Demonstrated ability to keep accurate, up-to-date records.
  • Flexibility for regular/daily basis travel as needed for site visits, regional meetings, conferences, training, others as assigned.
  • High School diploma/GED equivalent required.
  • Bachelors’ degree in Business preferred.
  • Preferred or willing to obtain: COS (Certified Occupancy Specialist), LIHTC (Low Income Housing Tax Credit), S.T.A.R. Training.
