About the role

  • Tenant Billing Analyst ensuring accurate billing and compliance with lease provisions at RioCan. Collaborating with property management and resolving tenant inquiries as needed.

Responsibilities

  • Ensures accurate billing and compliance with lease provisions related to Common Area Maintenance (CAM), property taxes, and percentage rent.
  • Collaborates with property management to resolve tenant inquiries and supports special projects as needed.
  • Conducts audits of lease provisions related to CAM, property tax, and percentage rent, and prepares calculations to ensure compliance with lease terms.
  • Enters approved calculation methodologies into the ERP system.
  • Maintains and updates tenant billing methodologies in the ERP system to ensure accuracy and completeness.
  • Participates in the annual budget process through calculation, review, and analysis of estimated charges.
  • Calculates and issues final year-end reconciliation invoices.
  • Updates percentage rent schedules with monthly sales data and generates percentage rent invoices.
  • Assists Property Management in resolving tenant inquiries related to reconcilable charges.
  • Calculates property tax refunds and issuing related invoices to tenants.

Requirements

  • University degree in either Business Administration, Accounting, or Economics
  • Minimum of 5 years of experience in recovery accounting or property accounting
  • Excellent written and verbal communication skills
  • Proven organizational skills with attention to detail
  • Proficient in Microsoft Word, Excel, and Outlook
  • Yardi experience preferred
  • Demonstrated ability to read and interpret lease agreements
