About the role

• Head of Real Estate Operations leading a new residential business line for Covivio in Germany. Focusing on strategic vision, operational design, and team building for a landmark project.

Responsibilities

• Develop a scalable operating model for “Full-Service Apartments” and “Covivio to Share”.
• Lead the pre-opening phase of the Alexanderplatz project and ensure a successful operational go-live.
• Build and recruit a full operations team (e.g., Leasing, Operations, Community, Promotion/Marketing, and Administration) – define the structure and composition in close coordination with relevant stakeholders.
• Implement and support product, pricing and service strategies to achieve commercial objectives by identifying relevant KPIs; monitor budgets and commercial performance (commercial responsibility).
• Integrate, specify and optimize digital services for our residents (e.g., resident app, PMS and back-office interfaces such as SAP).
• Foster a strong community and customer culture (events, community management, resident journey).
• Manage and collaborate with internal and external service providers.
• Provide regular reporting to relevant stakeholders at national and European levels.

Requirements

• Several years of leadership experience in hospitality, serviced apartments, co-living or operated residential sectors; experience in property management and in developing new operating models.
• Entrepreneurial, hands-on mentality combined with strategic and structural thinking (strategic development profile).
• A service- and customer-oriented mindset with a clear hospitality DNA.
• Strong digital affinity and initial experience with resident apps, PMS systems and digital customer journeys.
• Excellent process and organizational skills – you create structures and workflows from the ground up.
• Intercultural communication skills (German–French collaboration); fluent German and English are required; French is an advantage.
• Strong leadership and recruitment skills; proven experience in building and developing new teams.
