Responsibilities

  • Develop and implement a multi-channel performance marketing strategy that aligns with Bell’s business goals, occupancy needs, and marketing priorities.
  • Partner with the Community Marketing (Account Management) team to determine property-level marketing strategy, budget allocation, and performance optimization.
  • Lead omnichannel campaign planning across search, social, display, CTV, programmatic, retargeting, SEO, and future channels.
  • Use data-driven insights to continually refine strategy, improve ROI, and drive measurable results across the portfolio.
  • Define Bell’s performance marketing KPIs and build a clear reporting structure that enables transparency and decision-making across the organization.
  • Create dashboards, reporting frameworks, and analysis routines for portfolio performance, channel efficiency, and lead quality.
  • Support the Community Marketing team by developing QPR-ready insights and reporting for client updates and ownership conversations.
  • Develop attribution and forecasting models that inform media mix, investment strategy, and occupancy planning.
  • Own and manage integrations across websites, CRMs, voice/telephony, AI tools, call analytics, and attribution platforms.
  • Evaluate and adopt new technologies to improve targeting, automation, personalization, and measurement.
  • Oversee SEO and SEM strategies to ensure ongoing improvements in visibility, ranking, and conversion.
  • Guide improvements to landing pages, website performance, and user journeys to increase conversion rates.
  • Own all performance marketing vendor relationships including contract negotiation, renewals, pricing, and SOW development.
  • Ensure all vendors deliver against KPIs, SLAs, and Bell’s performance expectations.
  • Work with the innovation team to evaluate new partners, tools, and platforms that strengthen Bell’s marketing capabilities.
  • Lead RFPs and vendor assessments with cross-functional partners and Procurement.
  • Lead, mentor, and develop the performance marketing team, ensuring clarity of roles, strong execution, and continuous skill development.
  • Work closely with vendor partners and Brand to ensure campaigns are visually compelling, compliant, and aligned to Bell’s brand.
  • Collaborate with Operations and Asset Management to connect marketing performance with business outcomes across the portfolio.
  • Support business development, new initiatives, and enterprise-wide digital innovation efforts as needed.
  • Oversee campaign execution from planning to optimization, ensuring all channels deliver high-quality leads at efficient costs.
  • Diagnose performance issues and proactively implement improvements in digital mix, targeting, bidding, and creative.
  • Ensure all campaigns launch on time, on budget, and at optimal quality.
  • Monitor competitor trends, platform changes, and industry benchmarks to keep Bell ahead of the curve.

Requirements

  • 8+ years of progressive experience in performance marketing, digital marketing, or related fields
  • 5+ years of leadership experience managing teams, agencies, and performance-oriented specialists
  • Deep expertise across paid media, SEO/SEM, analytics platforms, and conversion optimization
  • Strong proficiency with tools such as Google Ads, Bing Ads, Meta Ads Manager, GA4, Big Query, Looker Studio, call analytics platforms, SEO tools (e.g., SEMrush)
  • Demonstrated experience developing and reporting on KPIs, ROI, attribution models, and forecasting
  • Strong relationship-building skills for working with internal teams, asset managers, and external clients
  • Excellent storytelling and presentation skills, able to translate complex performance data into clear insights.
  • High attention to detail, analytical mindset, and a passion for continuous improvement.
  • Multifamily or real estate experience preferred but not required.
