About the role
- Development Manager at Belfius Immo overseeing architectural projects and managing negotiations for investment dossiers. Ensuring project efficiency and profitability with a focus on real estate sector standards.
Responsibilities
- Select and evaluate projects (technically, financially and commercially) to discuss them with Belfius Immo management
- Develop, present and negotiate project proposals with the developer partner
- Prepare and draft investment dossiers for the Board of Directors of Belfius Immo
- Ensure accurate cost estimation for future projects
- Critically review plans and specifications from a developer’s perspective
- Ensure the profitability and schedule adherence of construction projects
- Conduct negotiations and meetings with all involved parties (contractors, technical specialists, brokers)
- Take responsibility for the technical, administrative and financial aspects of construction files
- Ensure marketing and commercialization of the projects
- Provide precise project monitoring, including periodic budgeting and regular progress reporting to management and the Board of Directors
- Actively manage sector knowledge: monitor the market and market trends, and follow regulatory changes
Requirements
- Dutch-speaking candidate required with a good command of the country’s other national language
- Master’s degree (architecture, civil engineering, law and/or economics)
- At least 5 years’ experience in residential real estate project development
- Experience in office, retail or logistics project development is an asset
- Additional training in real estate is an advantage
- Familiarity with financial, tax and legal aspects
- Strong Excel modelling skills
- Entrepreneurial spirit combined with risk awareness
- Rigorous in the financial and administrative follow-up of projects
- Teamwork and the ability to work autonomously are both very important
