About the role

  • Review key financial terms of various contracts to support internal customers’ needs
  • Analyze and interpret leases to identify clauses that help assess and manage the Company’s financials, including terms such as term length, termination rights, and billing amounts
  • Perform lease audits on loaded contracts by reviewing and interpreting contracts’ financial terms and comparing that information to what is maintained in the ERP system, to ensure that financial terms were processed correctly
  • Understand and extrapolate a contract’s lease information, and how it relates to accounting concepts such as straight-line expenses, liability calculations, and lease classification
  • Analyze requests to correct/change information from existing contracts that is maintained in the ERP system; support internal customers with post-revision financial information
  • Support the design and build of financial presentations and both customized and boilerplate reports for collecting, analyzing, and summarizing contract information
  • Research contract questions or inquiries for internal customers and perform intermediate contract research for management
  • Organize and oversee cross-organizational projects that impact land and tenant lease data; effectively communicate processes and collaborate on best practices
  • Execute clean-up plans to correct lease data and collaborate with key stakeholders to ensure data accuracy aligned with best practices and supporting guidance, including SOPs (Standard Operating Procedures)
  • Identify, and review with peers, situations when accounting guidelines present multiple interpretations for a lease and escalate to your manager and other Lease Management teams for resolution as necessary; Offer ideas for resolutions to correct exceptions and prevent recurrence of issues going forward
  • Work closely with the Lease Abstraction, Lease Administration, Land Management, Legal, Landlord Relations, and Finance departments to implement and/or support process improvements and develop best practices; Clarify and communicate contract terms for others; work with global stakeholders on contract interpretation and pricing issues
  • Assist with reviewing key financial controls for global markets
  • Manage projects’ schedules by prioritizing and resolving issues to ensure timely completion
  • When a lease portfolio is maintained in a language other than English, consult with the Company’s translation vendor to interpret contract verbiage in English
  • Other duties as assigned

Requirements

  • Bachelor’s degree required, with a concentration in either Audit, Accounting, or Finance preferred.
  • Minimum of 3 years of contract analysis, data quality assessment and/or accounting experience.
  • Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively in English.
  • Experience reviewing contracts (such as revenue and ground lease contracts) preferred.
  • Excellent attention to detail and strong analytical skills.
  • Self-motivated; able to work both independently to complete tasks and respond to requests and with others to utilize their resources and knowledge to identify high quality solutions.
  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.
  • Strong organizational skills; ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast-paced environment.
