About the role
- Analista responsible for managing real estate contracts at Vivo, ensuring compliance and operational efficiency in São Paulo. Involves negotiations and strategic property management.
Responsibilities
- Negotiate lease contracts with shopping centers, real estate agencies, investors and owners of commercial properties, buildings, land and technical sites.
- Analyze the contractual chain and define strategy;
- Prospect properties for the installation of new administrative buildings, technical facilities and/or parking lots nationwide;
- Conduct market research to identify the average price per m² in the region;
- Consolidate information and clauses through detailed analysis of contract history and financial flows;
- Prepare calculation memos to ensure amounts paid are aligned with contractual clauses;
- Negotiate termination of renewal actions, term renewals and rent reductions;
- Provide support to internal clients;
- Interact with peer teams and departments;
- Support internal and external audits;
- Handle various requests related to landlords/lessors;
- Liaise with Legal, Compliance and the Payments team.
Requirements
- Knowledge and familiarity with SAP RE.
- Experience in lease contract negotiations;
- Minimum of 2 years' experience in Property/Real Estate Management;
- Communicative, analytical and commercial profile;
- Bachelor's degree in Business Administration, Law or related fields;
- Intermediate Excel.
