About the role

  • Property Manager responsible for daily management and tenant communication of residential properties. Ensuring proper oversight of leasing, maintenance, and legal tasks in real estate management.

Responsibilities

  • Independent responsibility for daily operations and first point of contact for our tenants, acting as the tenants' liaison to berlinovo.
  • Monitoring property manager duties and handling the accounting/settlement of rental security deposits.
  • Ensuring proper property management and participating in the implementation of major repair and maintenance measures for the property, as well as reviewing and charging back maintenance invoices.
  • Handling insurance claims and related procedures.
  • Reviewing and implementing rent increases and rent reductions.
  • Monitoring tenant accounts and managing dunning procedures; cooperating with lawyers; continuing processing of pre-litigation dunning procedures including issuing terminations, etc.
  • Processing and confirming tenant terminations, including vacancy notifications to the leasing team; conducting move-out and move-in inspections and handovers.
  • Reviewing, processing and approving invoices within established authority limits.

Requirements

  • Completed vocational training as a real estate clerk/property manager (Immobilienkaufmann/-frau), real estate specialist (Immobilienfachwirt/-in), or an equivalent qualification acquired through professional experience.
  • Relevant professional experience in independently managing residential properties, including third-party management and condominium portfolios.
  • Solid knowledge of tenancy law, strong commitment and service orientation, negotiation skills, and enjoyment in working with people.
  • Strong verbal and written communication skills and the ability to collaborate constructively in a team, combined with organizational skills and decisiveness.
  • Proficient user of common Microsoft Office applications and SAP.
  • A Class B driving license is advantageous.
