Principal Advisor in Site Acquisition driving mobile network projects in Eastern Canada. Leading negotiations and managing municipal relations to enhance connectivity infrastructure.
Responsibilities
Lead real estate acquisition initiatives for mobile network infrastructure across Eastern Canada.
Negotiate favorable leases and licenses while maintaining positive long-term relationships with landowners.
Work closely with municipal governments and government agencies to obtain permits, approvals and consents required for infrastructure development.
Provide guidance to external vendors responsible for site acquisition in identifying, evaluating and securing sites that best meet the service provider’s requirements and regulatory standards.
Oversee multiple projects simultaneously, from site scouting to lease execution, ensuring deadlines, budgets and established quality standards are met.
Monitor local market conditions, service provider expansion plans and industry trends to identify growth opportunities for new builds and existing assets.
Build and maintain excellent relationships with municipalities, service providers, landowners and internal teams to facilitate smooth operations and tenant satisfaction.
Drive revenue growth by maximizing asset utilization through strategic tenant placement, lease renewals and identifying new co‑location opportunities.
Provide clear project updates to senior management and maintain detailed project documentation.
Requirements
Bilingual (French and English) with exceptional oral and written communication skills to engage diverse stakeholders and close agreements.
Bachelor’s degree in urban planning, law, business administration, real estate or a related field, or an equivalent combination of education and a minimum of 7 years’ relevant experience in cellular site acquisition and leasing.
Deep understanding of commercial leases, real estate, municipal land‑use/zoning regulations and federal requirements applicable to the operation and expansion of telecommunications infrastructure.
Ability to engage with a wide range of stakeholders including federal, provincial and municipal authorities, Indigenous/First Nations communities, railway operators, utilities, commercial and industrial property owners, condominium boards and residential homeowners.
Proven ability to read and interpret legal documents, including leases, easement/right‑of‑way agreements and others, and to understand construction drawings, including surveying and technical designs.
Flexibility and adaptability to respond to changing service provider requirements, regulatory changes and market dynamics in the mobile infrastructure sector.
Entrepreneurial mindset with a proven ability to thrive in ambiguous environments, manage multiple priorities, meet tight deadlines and switch rapidly between issues within a fast‑moving organization.
Strong attention to detail and organizational skills to ensure accuracy and reliability in project delivery.
Ability to travel within Eastern Canada as required.
