About the role

  • Real Estate Property Professional managing the entire lifecycle of real estate contracts at TIM. Negotiating leases and handling relationships with property stakeholders while ensuring compliance and operational efficiency.

Responsibilities

  • Manage a portfolio of lease contracts for the real estate estate portfolio (stores, headquarters, technical sites);
  • Negotiate rental renewal terms with landlords, developing and maintaining relationships with property owners;
  • Manage lease contract controls, including deadlines and commercial negotiations, aiming to renew contracts on their expiration dates and according to budget;
  • Monitor contract terms to initiate renewal actions within the necessary timelines for filing and ensure coordination with Legal for litigation support;
  • Provide support to internal client areas on various matters related to the real estate portfolio, analyzing situations in light of existing contracts and mediating agreements between the parties involved;
  • Negotiate drafts of renewals and new contracts with property owners, managers and representatives, ensuring contractual terms meet the company’s operational and structural needs;
  • Track planned vs. actual performance for the contracts in your portfolio;
  • Prepare, consolidate and update the area’s project controls (negotiations, contract terminations, among others);
  • Prepare executive reports;
  • Propose operational improvement initiatives within the scope of responsibility.

Requirements

  • Bachelor’s degree preferred in Business Administration, Economics, Law and/or related fields;
  • Experience in Real Estate, with full management of real estate contracts covering the entire contract lifecycle — from prospecting to contract termination;
  • Experience negotiating contracts for retail stores, sites and administrative units, working directly with property owners and major shopping center groups;
  • Knowledge of the Brazilian Tenancy Law (Lei de Inquilinato) to work jointly with Legal in formalizing contractual negotiations;
  • Experience handling requests in collaboration with Commercial, Legal and Finance teams, ensuring alignment between operational and contractual interests;
  • Familiarity with relevant systems to perform registrations and other area tasks.
