About the role

  • Property Manager optimizing operational performance and tenant relations at P3, a leading European warehouse developer. Overseeing logistics assets to ensure compliance and value creation.

Responsibilities

  • Drive operational performance of a portfolio of logistics assets
  • Monitor income, OPEX, CAPEX, recoveries, and service charge structures
  • Support Asset Management in executing value-enhancing initiatives
  • Identify opportunities to improve NOI and operational efficiency
  • Contribute to budgeting, reforecasting, and business planning cycles
  • Act as primary point of contact for tenants
  • Develop long-term, trust-based relationships with key logistics operators
  • Ensure high tenant retention and satisfaction levels
  • Manage critical negotiations on operational matters and service agreements
  • Proactively anticipate tenant needs in a dynamic logistics environment
  • Supervise maintenance activities (ordinary and extraordinary)
  • Monitor technical compliance (fire safety, ESG, certifications, etc.)
  • Coordinate with external technical consultants and property service providers
  • Oversee capex projects in coordination with Construction & Asset teams
  • Ensure buildings meet institutional-grade standards
  • Prepare and manage annual service charge budgets and reconciliations
  • Control OPEX and identify cost optimization opportunities
  • Provide structured reporting to Asset Management and HQ
  • Support audits and valuation processes
  • Ensure full compliance with lease terms and recovery mechanisms
  • Monitor energy consumption and sustainability KPIs
  • Support ESG initiatives across the portfolio
  • Coordinate data collection for internal and external ESG reporting
  • Promote sustainable operational practices with tenants

Requirements

  • Experienced Property Manager: At least 5 years managing commercial or logistics assets, taking full ownership of the financial, technical, and administrative performance of the buildings.
  • Independent & Data-Driven: Ability to juggle multiple projects and use tools like Yardi or Tableau to turn data into smart, value-driven solutions without constant supervision.
  • Assertive Relationship Builder: A client-focused professional who can build trusted partnerships while remaining firm and effective during negotiations.
  • Industry & Technical Fit: Ideally from a logistics or industrial background (competitors or retail/commercial sectors) with a solid grasp of building maintenance and contracts.
  • Mobile & Bilingual: Fluent in Italian and English, holding a valid driver’s license, and willing to travel across the property portfolio.
  • Profile Flexibility: Open to mid-senior professionals or high-potential juniors, with a strong preference for those with an Engineering or Architecture background.
