About the role

  • Junior Legalization Analyst at Construtora Tenda ensuring compliance with urban legislation for construction projects. Collaborating with operations teams and public agencies on licensing requirements.

Responsibilities

  • Identify the licenses and documents required to legalize the development for launch and construction, in accordance with current legislation, and ensure the filing of approval processes for all required permits;
  • Verify licenses/documents and issued projects, monitor expiration dates and permit conditions, follow up on service execution deadlines with the Operations team and promote renewals when necessary;
  • Advise and clarify the Operations team, before and during construction, on recommendations and conditions of licenses, authorizations and approvals, and support compliance with requirements necessary for the final occupancy certificate (“Habite-se”/occupancy permit);
  • Monitor and assess project changes after the issuance of a permit (alvará) and their potential impacts with licensing public agencies, with a focus on the terms for issuance of the occupancy certificate (“Habite-se”);
  • Seek agility in responding to technical requirement notices (e.g., “Convite”, “Comunique-se”, pending items) for ongoing processes to avoid approval delays;
  • Coordinate and participate in strategic meetings with technical staff of public agencies at the analyst/coordination level;
  • Receive and forward notifications from licensing public agencies regarding queries about licenses and approvals, and direct them to the areas responsible for the cause and/or resolution (Contested Legal/Litigation, Operations, or Business);
  • Reconcile technical-legal document information with the descriptive memorial prepared by the Real Estate Legal Department for Incorporation Registration at the Real Estate Registry Office;
  • Request from the internal Projects area and/or suppliers, monitor delivery and review architectural legal projects for municipal approval;
  • Hire and supervise external suppliers for various services;
  • Monitor and authorize payments according to scheduled deliveries.

Requirements

  • Bachelor's degree in Architecture or Civil Engineering;
  • AutoCAD / Microsoft Office / Google Earth;
  • Knowledge of Urban and/or Environmental Legislation and MS Project or similar tools;
  • Preferred:
  • Knowledge of municipal approval workflows and procedures.
