About the role
- Trainee Property Manager managing tenancies, maintenance triage and compliance at Leaders. Provide tenant/landlord support, coordinate contractors and inspections, and maintain communication.
Responsibilities
- Reporting to the Team Manager/Head of Centre
- Act as a point of contact for tenants and landlords, assisting with inquiries and booking appointments
- Ensure a smooth tenancy process from beginning to end
- Provide excellent telephone and written communication throughout the tenancy
- Accept and understand tenants' maintenance requirements and provide a triage service
- Communicate unresolved issues to landlords with proposed solutions and arrange works with contractors
- Update all parties regularly by phone, email or text and log notes
- Make regular ‘well being’ calls to landlords
- Work with property management team to ensure works are completed and invoiced within 21 days and update customers on progress
- Ensure mandatory compliance/legislation is in place on all properties and follow company process when not
- Work with Property Inspection Clerks to ensure inspections are completed and parties communicated in line with policy
- Place calls to managed landlords and tenants 2 weeks prior to vacation to explain checkout process and time frames
- Deal with non-managed deposits who are part of the No Deposit Scheme and ensure checkout process via the Depositary site
- Work with team leaders, head of centres and branch network to understand reasons for any lost units
- Maintain high levels of communication with internal and external customers
Requirements
- Experience not essential; training provided
- Excellent communication, written and verbal
- Professional telephone manner
- Organisational skills, time management and attention to detail
- Ability to work Monday-Friday 9am-5.30pm
- No driving licence required
