(Senior) Development Manager responsible for developing logistics properties across Italy for a leading European warehousing firm. Collaborating on project strategy, budgets, and relationships with stakeholders in Milan.
Responsibilities
Source and develop BTS and other possible speculative developments across Italy.
Contribute to establish possible development strategies for Italy.
Constantly map the land market to identify land plots suitable to sustain the development strategy of P3 in Italy.
Exploit the existing network of brokers and consultants.
Identify and address potential customer targets on the market, qualify opportunities and prepare offers.
Prepare Heads-up Memo and Investment Committee Memo including Development Appraisal, cash flow, SWOT analysis and market data.
Accompany and support the development team in the fulfillment of the objectives of the project in terms of compliance with quality standards, timelines, budget and profitability.
Accompany and support the development and construction team for the due diligence processes by evaluating the project feasibility, and potential risks and opportunities.
Actively cooperate with the Development team members and/or the Senior Management in the evaluation of development opportunities, eventually also through attendance to corporate calls and corporate Development Committees.
Maintain good relationship with the local authorities.
Prepare and manage the development budget for the projects assigned, collaborating with P3's local and corporate finance team for the tools used within P3 Group (i.e. Yardi, MFiles) and with the Construction team.
Regularly report any events related to costs, progress, deadlines, quality, choice of external parties (i.e. consultants, general contractors, etc.) to more senior line management in order to keep fully up to date at all time and fulfil other tasks assigned by the management.
Collaborate with internal and external resources (architects, lawyers, financial analysts, local authorities, general contractors, etc.) to achieve successfully end to end all projects.
Collaborate with the technical and non-technical departments of P3 (legal, financial etc.) on the assigned development operations, coordinate and liaise with P3 teams from other countries.
Collaborate with the Business Development Team and the Marketing Team to enforce P3 development strategy in Italy.
Monitor the activities of competitors and customers as well as opportunities and transactions in the logistics market collaborating in some corporate initiatives that have an impact on development activities.
Other development project tasks assigned by the company's management and respective team leadership.
Requirements
Degree in Civil Engineering/Architecture, Economics or a Real Estate related field;
Exposure to development for at least 7 years (ideally 10 years) ideally in the logistics or industrial real estate sector demonstrating independency and consistency (sourcing, town planning, negotiations);
Very good understanding of the Italian real estate market, including zoning, permitting, and development processes;
Ability to establish/leverage on/consolidate a network of agents in order to source land sites that match with P3's strategy and investment objectives;
Extraordinary commercial/negotiation and analytical skills, including systematic approach to data;
Strong communication, stakeholder management skills and ability to function within international matrix organization;
Willingness to learn and grow within the role and P3;
Fluency in Italian and English languages (both written and spoken).
