About the role

  • Program Manager overseeing the development and implementation of mixed real estate projects at Nhood. Ensuring project quality and coordination across technical, administrative, and financial aspects.

Responsibilities

  • You will join our Promotion team for the NORD region, composed of around thirty colleagues (Director, Program Managers and Assistants, Construction Manager, etc.).
  • Working autonomously, you will operate within a project team where you are responsible for the development and delivery oversight of mixed-use real estate projects.
  • You will report to a Program Director and work across the Hauts-de-France and Normandy areas.
  • You will be in charge of structuring and managing a range of complex mixed-use real estate projects that have a positive impact.
  • Land recycling and ZAN (Zero Net Land Take), de-sealing and renaturation, intensification of uses and mixed-use development, delivery of housing, and regeneration of urban gateways are among the topical challenges our projects aim to address.
  • You will manage projects across all aspects (technical, administrative, legal, financial and commercial), coordinating with all project team members and external stakeholders.
  • You will be responsible for program quality, adherence to timeline, margin and fees, client satisfaction — from signature of the preliminary agreement through to final completion — in compliance with internal processes and quality standards.
  • Your main responsibilities will include:
  • - Defining programs based on market analysis, the urban context and the current use of sites.
  • - Defining and ensuring the project ambitions, the key financial balances and the prefiguration and communication strategy.
  • - Conducting negotiations and managing land acquisition follow-up.
  • - Supporting the political positioning and local authority endorsement of projects.
  • - Managing the financial aspects of operations: financial statements, budget monitoring, financing and guarantees.
  • - Preparing, submitting and following up on permits and authorizations (planning permissions, DLE, impact studies, etc.) and supervising preliminary technical studies.
  • - Overseeing the entire design process (concept, pre-design, schematic design, detailed design, tender documents) and the tendering of contractors up to contract award for construction works.
  • - Overseeing the marketing of programs and the progress of works up to handover to clients.
  • - Ensuring the legal and financial closure of operations.
  • - Coordinating the project with external partners and internal departments.
  • - Representing the Group with local authorities and external partners.

Requirements

  • Master’s degree or equivalent (business school, civil engineering or construction engineering school, school of architecture, law degree, urban planning/territorial development, etc.).
  • You have a successful track record of at least 3 to 5 years in structuring and delivering real estate projects, from program definition to project close-out.
  • Knowledge of planning law, environmental law and construction law.
  • Experience delivering mixed-use real estate projects in dense urban contexts.
  • Global project approach and experience managing complex projects.
  • Strong awareness of sustainable development challenges and a taste for innovation.
  • A true conductor/orchestrator, you are recognized for your analytical skills and your managerial/organizational abilities.
  • Your versatility and proactive mindset will enable you to manage projects autonomously.
  • Precision and resilience in project delivery are essential qualities for this role.
  • Your ability to adapt your behavior according to context, stakes and interlocutors, together with excellent communication skills and a strong ability to work in teams, will allow you to unite internal and external stakeholders around the project.
  • You know how to manage priorities, demonstrate creativity and be a source of proposals to the teams.
  • Finally, you are attentive to the evolution of new uses of real estate products, changes in living and consumption patterns, and focused on the end-user customer experience (B2B and B2C).
