Responsibilities
Commercial and technical management of properties in the commercial and residential sectors as the main point of contact for tenants (70% commercial, 30% residential)
Conduct lease negotiations: from active tenant acquisition to contract signing
Proactive property management: identify and exploit optimization potential and handle contract amendments/claims negotiations
Independent receivables management based on centrally generated dunning processes (RELion)
Prepare property analyses/reports, leasing and optimization strategies, and reporting/statistics
Prepare budget plans and reports, including monitoring and optimizing budgeted target figures
Manage and supervise external service providers to ensure optimal property operation (repairs, inspections & maintenance, etc.)
Handle insurance claims in coordination with Technical Property Management
Validate service charge statements and manage objections/disputes
Monitor and assess building and system conditions, including action and budget planning using our systems (RELion, MS365)
Requirements
Professional experience in commercial and/or technical property management or facility management
Vocational training, degree or further education in real estate, engineering, or a trade
Further qualifications in real estate management or real estate economics are a plus
Strong service orientation, motivation and passion for the real estate industry
Strong communication skills and enjoyment of customer contact
Willingness to travel (20%–60%) depending on projects (driving license)
