About the role

  • Legalization Analyst managing permits and regulations for construction projects at Alea, enhancing compliance and risk mitigation. Collaborating with operations to ensure legal clarity.

Responsibilities

  • Identify the permits required to legalize the development for project Launch and construction execution, in accordance with current legislation, and ensure submission of approval processes for all required permits;
  • Review permits upon issuance, monitor expiration dates and permit conditions, track the project execution schedule with the Operations team, and carry out renewals when necessary;
  • Advise and clarify the Operations team before and during construction regarding permit recommendations, conditions, authorizations and approvals; support compliance with requirements necessary for the issuance of the certificate of occupancy ("Habite-se");
  • Monitor and evaluate project changes after permit issuance and any potential impacts with licensing public agencies, with a focus on requirements for the certificate of occupancy ("Habite-se");
  • Pursue speed and accuracy in responding to technical requirement notices ("Convite/Comunique-se") for ongoing processes to prevent approval delays;
  • Coordinate and participate in strategic meetings with technical staff from public agencies at the analyst/agency coordination level;
  • Receive and forward notifications from licensing public agencies related to questions about permits and approvals, and direct them to the areas responsible for resolution (Litigation/Legal and/or Operations and/or Business);
  • Reconcile information from technical-legal documents with the descriptive memorial prepared by Real Estate Legal for the purpose of Incorporation Registration of the development at the Real Estate Registry Office;
  • Request from the internal Projects team, follow up on delivery and review the architectural legal drawings required for municipal approval;
  • Contract and supervise external suppliers for various services. Monitor and authorize payments upon scheduled deliveries;
  • Prepare, monitor and update licensing schedules for the project Launch, assessing deviations between planned and actual progress and proposing action plans to meet final deadlines.

Requirements

  • Bachelor’s degree in Architecture or Civil Engineering;
  • AutoCAD / Microsoft Office / Google Earth.
  • Desirable
  • Knowledge of Urban and/or Environmental Legislation;
  • Additional courses in Incorporation and a Microsoft Project course.
