About the role

  • Construction Project Manager overseeing construction projects for a $14 billion real estate portfolio. Lead project teams to deliver on-time, within budget construction solutions in Southern California.

Responsibilities

  • Experience with construction management processes, means, and methods, specific to the industrial sector in Southern California.
  • Will manage overall project/construction management services while collaborating with internal (leasing, property management, acquisitions, finance) and external (tenants) clients.
  • Understand project delivery and deal with unanticipated events and unforeseen conditions.
  • Communicate both verbally and in writing to clients (other Rexford disciplines), consultants, vendors, and peers.
  • Demonstrated experience leading project teams to ensure accomplishment of project goals is necessary (supported by an assistant project manager).
  • Experience managing architects, engineers, contractors, and other vendors throughout all project phases.
  • Submitting for building permits, follow up with any issues related.
  • Plan revision submissions to municipality.
  • Prepare contracts and MSA's for all disciplines (typically architects, engineers, general contractors).
  • Work and coordinate with asset and property managers and other in-house personnel to facilitate the construction management process.
  • Communicate with corporate accounting/finance to help with accurate internal accounting and corporate budgeting and forecasting, and yield analysis.
  • Work with the leasing team to ensure completion of TI/CAPEX projects with no impact to tenants (move-ins).

Requirements

  • Bachelor's degree in Construction, Architecture, Engineering or related field.
  • 5+ years of construction and/or developer experience with industrial or commercial construction projects.
  • Experience managing projects (typically managing a portfolio of approximately 8-12 assets).
  • Expertise in BlueBeam, Excel (can maintain complex spreadsheets), Yardi, Smartsheets.
